Loans from $500,000 to $50,000,000, with up to 100% financing available for qualified applicants. Fixed and variable rates, amortizations to thirty years, and no balloon payments. The property must be at least 33% owner-occupied.

Buying the practice and the building in one transaction is common, and frequently advantageous. We structure both sides in parallel so the terms complement each other instead of competing for the same cash flow.

From Tenant to Owner

Rent is the one major practice expense that never stops rising and never returns anything. A lease renewal can reset your largest fixed cost with no notice and no leverage, and a landlord who declines to renew at the end of a term can force a relocation that puts years of patient goodwill at risk. Ownership removes both exposures. It fixes your occupancy cost, it captures the appreciation your own practice helped create, and it produces an asset you can lease out or sell when you're ready to step back from clinical work.

 

Thirty-year amortization is what makes the arithmetic work. Stretched over that term, a loan payment on a well-priced property frequently lands near, sometimes below, the rent you're paying now, which means the transition from tenant to owner doesn't have to cost the practice monthly cash flow to accomplish.
